What a kitchen in Ville-Marie usually needs

Ville-Marie is roughly twenty five minutes from the workshop depending on the hour, down the 15 and in along Côte-des-Neiges or Guy. It is the borough where the building matters as much as the apartment, because almost nothing about a downtown installation is decided by us alone.

Three kinds of space keep coming up. Condo towers, where the kitchen is open to the living room, the ceiling is concrete, the bulkheads are not moving and the walls are rarely straight. Converted lofts in Old Montréal and the Faubourg, where there is a stone or brick wall that has never been flat, exposed beams and floors that slope enough to matter over a twelve foot run. And greystone rowhouses in the Golden Square Mile and the Village, which behave like the old houses further west but with tighter street access. Then there is the commercial side, offices and clinics that need millwork finished before a lease date.

The part that decides whether a downtown job goes smoothly is logistics, and we handle it rather than leaving it to you. Freight elevator booked with building management, a certificate of insurance sent to the syndicate ahead of time, corridors and the lift protected, delivery inside whatever window the building gives us, and cabinet sizes chosen so nothing has to be tilted in a lift that will not take it. We measure the elevator car as a matter of course. It is the reason a twelve foot run sometimes arrives as four boxes rather than two.

What we usually end up drawing

Handleless or slim shaker fronts, full height doors, integrated fridge and dishwasher, and the bulkhead absorbed into the run rather than fought. In lofts, a free standing run that does not depend on the old wall being straight, scribed to the stone with a shadow gap instead of a filler. A light quartz counter with a waterfall end where the kitchen faces the living space. And soft close everywhere, because a concrete building carries sound.

How the visit works

We come to the unit, measure every wall, and measure the freight elevator and corridor as well. Free, usually within the week.
You get elevations drawn in AutoCAD, so the kitchen is settled on paper before anything is cut.
The price is written, itemised and fixed against those drawings.
We book the elevator, send the insurance certificate and work inside the building's delivery window.
Everything is built in Saint-Laurent, then delivered and installed by our own people.

What people downtown ask us first

Can you work in a condo tower?

Yes, and most of our Ville-Marie work is exactly that. We book the freight elevator and the loading dock with building management, send the syndicate a certificate of insurance in advance, protect the corridor and the lift, and work inside the delivery window they set. Give us the building name at the first call and we will ask them for their rules instead of leaving that to you.

Do you work in Ville-Marie yourselves, or subcontract it?

Ours, from end to end. The measure, the AutoCAD drawings, the fabrication in Saint-Laurent and the installation are all Limakdéco. Buildings prefer that too, because one company is insured, named on the booking and responsible for whatever happens between the dock and your door.

Our condo has a concrete bulkhead over the kitchen. What can be done?

It is not moving, so we design with it. The usual answer is to absorb it into the cabinet run so the fronts read as one continuous line to the ceiling, with the bulkhead concealed behind a shallow panel. Where the bulkhead is deep we use it: a lighting recess, a valance, or a shallow upper for things you reach once a year.

How much does a condo kitchen cost downtown?

It follows what is in it: linear feet of cabinetry, materials, the number of drawers, whether appliances are integrated, and the stone. A downtown condo kitchen is smaller than a suburban one, but the cost per foot is higher because of integrated appliances, tighter tolerances and the delivery logistics. We measure, we draw, and we hand you a written price. Both steps are free.

Can you fit cabinetry against a stone or brick loft wall?

Regularly. We do not try to make an old wall straight. We set the run plumb, scribe the end panel to the stone, and finish with a shadow gap so the joint reads as intentional rather than as a gap that failed. That detail is drawn before fabrication, not improvised on site.

Do we need permission from the syndicate?

For cabinetry alone, usually not, but the building will still want notice, a certificate of insurance and an elevator booking. Anything touching a common element, a plumbing stack, the ventilation or a load bearing element does need the syndicate's approval, and often a professional's report. We tell you which side your project is on at the measure.

Do you do commercial fit outs downtown?

Yes. Reception counters, staff kitchenettes, storage walls and clinic casework, built to a fixed opening date. See commercial millwork for what that covers. Downtown commercial work usually happens outside business hours, and we plan for that in the schedule rather than charging for it as a surprise.
